A roof coating is a fluid-applied membrane, usually silicone or acrylic, rolled or sprayed over a sound flat or metal roof. It seals small cracks and fasteners and reflects sunlight. It doesn't fix a roof with wet insulation or failed decking; that has to be repaired first.

Coatings make sense on aging but sound flat roofs and exposed-fastener metal roofs, where they can add years of life for much less than replacement. White reflective coatings cut surface temperatures in sunny climates from the Southwest to the Southeast.

Silicone tolerates ponding water better than acrylic. Preparation is most of the job: cleaning, repairing seams, and confirming the roof is dry underneath. Application needs a dry forecast and temperatures within the product's range, which limits the season in colder states.
